    Tip #48. When you receive an ad call about one of your listings you can be sure the caller has other ads marked to call after you. Why not offer the caller the information on the other ads they plan calling on? Explain that you have all the information on any property they want to know about.   Tell them that they won't have to make another call.
    Tip #70.Working for the purchaser? In multiple offer situations take more than one offer with you with a different purchase price on each - present last.   You could beat any other offer with your lowest.
    Tip #75.Each time your listing is shown, fax a simple checklist to the agent asking them to fax back a rating of the property. This is valuable third party input, in writing, that will show the seller what's needed to get the home sold. - Great for getting price reductions.

    Tip #91. Many sellers want agents to continually place expensive ads promoting their property.  To show a seller how few calls are actually received from these ads, arrange to place an ad with the seller's phone number in it.
    This should convince the seller that the best way to find a buyer for thier home is through the MLS system - that we are already paying for.
    Tip #92. Use a "Property Marketing Potential - Rating Sheet" to help your seller see how salable their property will be based on their motivation, showability, market time, price and terms, etc.
